A cute, spacious, 1 1/2 story house, built in 1914 and well cared for by the family who had the house from 1992 to 2015.
Moments from grocery and boutique shopping, far enough to be away from the bustle, a good couple of blocks from the nearest music venue, and the parking difficulties found a few blocks north.
Close to main bus routes, it is a short walking distance from beautiful parks. A 15 minute walk to downtown, and a 25 minute walk to the university.

On the corner of one of one of the neighbourhood's "H" alleys, the 33' 4" wide lot has neighbours on only one side, which gives the south facing back yard a spacious feel and lots of sun from the south and west. The new electrical service entrance was moved in 2004 from the back alley to the side alley, so there are no overhead wires in the back yard.

A New Addition
On the south side, facing the back yard, is the sunny family room. Well built and well insulated, it was finished in 2004. Some features include Low-E thermal windows and maple hardwood, naturally finished with a European ecological vegetable based oil product.
The main floor has a unique Catalan style tiled bathroom. The designer lived for many years in Barcelona, and was inspired by the architecture of 18th century homes, and the work of Gaudí. Some of the tiles are from Spain, others from local Saskatchewan craftspeople.

Completely redone in 2009 including new subfloor, insulated exterior wall, soundproofing behind shower and character ceiling and built-in storage. The vessel sink is one-of-a-kind, by local artist Charley Farrero. The tiled corner shower has sliding glass doors, and there is a water saver toilet.
